State Specific Question About: OREGON (OR)

My husband and I live in a duplex and are renting out the other side. We have found a renter that we are accepting and now are writing up, for the first time, our lease agreement. We got a packet from Staples that coincides w/ the state of Oregon, but we will be adding clauses that pertain to a couple of specifics: animals, quiet hours, etc... We are first-time landlords and have only 1 rental unit.

For those of you who are experienced in the realm of being landlords, do you have any advice/wisdom we might learn from about writing up leases and what is important to include?

Additionally, what is your opinion on giving tenants a grace period on their payment. Good, bad? I've been seeing both in my research.

The best tip I can offer is to enforce late fees when rent is paid late. Also, if they don't pay timely, be ready to begin an eviction. Many tenants take advantage of LLs. Good luck. --70.134.xx.xxx

Do NOT give them the keys or allow them to put any of their belongings in the unit until the utilities have been transferred into their name!

Read here and visit housing court often, this is where the rubber meets the road - if you have to evict it will be based on your local rules, there is no form for the pressing the easy button at staples, those office store forms are hardly anything more than a change of address paper - tenant named Mr X and 2 kids living at 123 any street paying 888bux rent until -- fill in the blank but until they do not want to is how court looks at this and then asks you what do you want from the tenant? i get my forms from mass rental housing assn.they have the usual clauses and are screened by lawyers.do u have such a group in your state?did u screen carefully?credit,last 2 LL ,court,police or criminal?lot of bad guys out there.follow rent aggressively if they are late.i start eviction on 5th and think u should too if your state lets u.keep coming here 2 or 3 times a week./best wishes Cassie. --173.14.xxx.xxx

I have a very low trust level about getting adequate lease forms from Staples, which I think might be very generic in nature.

I have a much higher confidence level in leases provided by local Landlord Associations.

Round file the staples form.

Use these search terms in google:

Landlord association in Oregon

Pick one close to your rental and join it. Get your form package from them. Then tweak from there if needed.

Also search up for Oregon the tenants landlord handbook. Or some similar title.

Read all pages and also read the LL/TT laws for your state found at the links above.
