I would write in the lease specifically what your responsible for and what the tenant is responsible for, (ie) repairs stove, HA/C. Clogged drains. roots or something they caused. hope its not to late. Do you have a lease? --71.153.xx.xxx

If a landlord supplies the appliances then the landlord is responsible for repair and replacement of appliances. If a tenant owns the appliances then the tenant is responsible for repair and replacement of appliances. So if there no appliances in the rental then the tenant will have to buy along with keeping the appliances in a good state of repair. Owning rental units is not investing in a bank GIC where no funds are required for upkeep. --70.161.xxx.xx

If it is normal wear and tear, and you supplied the appliance it's your responsibility. Now if the tenant did the damage it would be their responsibility. For example: Tenants kid tossed something thru glass on oven. You would have to get it fixed, but could go after the tenant for cost of repairs. Or, after 7 years dryer quit getting warm. That would most likely be on your dime. Which is it? Normal wear and tear or tenant damage? --71.176.xx.xx
