State Specific Question About: NEW JERSEY (NJ)

I have a two bedroom condo/townhouse that I just rented to a new tenant. Who is responsible purchasing window shades and or blinds, me or the tenant? The tenant thinks that I should be, I said no. --74.73.xxx.xxx

I do mini blinds at about $4 a window. If tenant wants curtains/drapes etc, that is on them.

It seems as though the responsibility may be yours.

State law may require window coverings to be provided by the landlord. If not, local housing codes and ordinances may require them to be provided.

Initially, my apartments had roller shades, which always ended up damaged. So, I changed over to window blinds, which can be purchased for $4-5 per window.

I installed basic curtain rod hooks and provide basic curtain rods. Tenants are not allowed to remove the existing hardware and are not allowed to install any hardware of their own.

Tenenats pay to replace any damaged or missing blinds/rods/hardware at move out.

My apartments each have 13 windows, so the initial cost adds up, however, I do not want tenants installing their own blinds or other hardware to the 100 year old woodwork. Tenants doing so tends to cause damage.

Also, tenants have the tendency to hang sheets, blankets, flags, etc if there are no shades or blinds. I do not want to find holes from framing spikes or any of the other insane things tenants may use to hang such items in the woodwork or walls of my rentals.

It is in my best interest to provide these basics.

I provide mini-blinds, curtain rods, and toppers, or curtains.

It's actually no great expense, as I make the toppers and curtains from draperies and curtains left behind by many previous tenants.

I enjoy making them, as I watch tv, and it gives the places a great "finished" look. Tenants like the idea that they can move in with no outlay of money for window treatments.

Rarely would curtains from one place fit in the next one anyway, so many have left them behind. --99.18.xx.xxx

We're not required to here in CA, but I've followed the advice on this forum and provided miniblinds on all the windows for our new tenants. I think it makes the units easier to rent -- one less thing for the tenant to worry about. I've read that other LLs throw them out between tenants, but I've cleaned ours and no one has complained. --70.143.xx.xx
