State Specific Question About: ARIZONA (AZ)
I have potential tenants who saw our house this weekend and put down a $400 deposit. They want to sign a lease effective Sept 1st. They are currently living out of state. Both the husband and wife have jobs in the other state.
She works for a nationwide company and is meeting with the local branch today to get employment established. She will have employment info for me this afternoon to verify. She is planning on moving Sept 15th.
He will remain in their home state, get everything finished up/moved etc... and will follow. He does not currently have a job here but works in the medical field and feels he will very easily find a job.
Her salary here will be about 2x rent, however, he will still be working out of state until he resigns to move so they will have that income. Also, he will be looking for a local job for the next several weeks until he moves.
Any thoughts? At the time of application, they have more than enough income to cover rent. However, I know he will be out of work during his move here and the time he's looking for a job.

I'm with Natalie - if both have proof of income/employment, they can pay all the fees and the rest of their info checks out, I'd consider them - unless you have other good prospects lined up. You can always reject on his employment status (they do have another rent to pay), but the fact is, she has a job and needs a place to stay, so if credit, employment reference and LL history are good, I'd consider them. --76.17.xx.xxx |
