State Specific Question About: VIRGINIA (VA)
I have a tenant that just left owing me two months rent. My apartment is in Virginia - does anyone have any experience with Virginia law on collect back rent. She has moved out of the state to LA.
Can I go to small claims court?
Can I contact her current employer in LA?
Can I motivate her to pay by saying I will give her a bad credit rating?
Any advice is appreciated.

Ok! I'll say it...you need a property manager to screen your next renter and follow through on collection of rent.
You have to serve her in LA through the VA Secretary of State - long and cumbersome!!!
