I want to install window AC units in an approximately 850 square feet unit. I want to either install 2 units (1 in bedroom/1 in living room) or 1 very powerful unit that can potentially cool the whole unit....Any suggestions on makes/models?

I would recommend two so that the tenant can have comfort in one room if that's all they want.
They might resent the higher powered unit running to cool a room they are not using.
My four plexes have smaller units like your. Smaller units are easier to take in and out in the off season. --76.99.xxx.xx |

Another vote for smaller units.
No brand preference. --216.218.xxx.xx |

A single larger unit of adequate size may require 220V service, or may draw enough amps that a dedicated circuit is required, depending on your climate. If so, then I would use two smaller units. --75.13.xx.xxx |

Two 12000BTu or 10500Btu they use 110-120V and are easier to lift and fit most all windows. Whatever brands your Local WalMart Sells . They may be marking them down about now it's getting toward the end of the season. --70.246.xxx.xxx |

We provide 2 - 5,000btu window AC. Paid $95 - 10% coupon each. Lowes or WalMart. Cheaper to replace than repair and no sleep lost when stolen. No special wiring needs. Light and easy to carry/install. Use "deck screws" with the square tool head to slow down theft.
Also, if you must run an extention cord, keep it short and the same size as the cord built onto the AC. A thinner cord will overheat and light your house on fire. --67.175.xx.xxx |

Two units - some people like to close their bedroom doors and if there is only one unit in the living room it would make the bedroom warm. --74.215.xxx.xx |

I prefer Kenmore from Sears. The model that has a sleeve so it can be installed in either the wall or in a window. I lean towards wall installation for better weather sealing. I'm in CA and leave them in year round.
Mine is a sears Kenmore 58075101500
The model # has probably changed. The following is a review.

Better buy them NOW. I checked all the HD's, Menard's, and Lowe's in six different cities in the past couple days and they are ALL completely out of them. I was hoping to buy several and get end of season clearance and quantity discount --66.228.xxx.xxx |

Brad is correct. I used to have those in my lower end units.
Also, consider a ceiling fan... Tenants love them, they just don't clean them. --99.39.xxx.xxx |
