I sent my tenants a letter about their being in violation of the lease for lack of maintenance of the property thereby causing damage to the property. Keeping the drains cleared on the porch and lower level basement area so that water is not backed up causing it to leak to the basement ceiling. They allowed snow to accumulate on the porch and did not shovel it.
This is just 2 of the main concerns causing the most damage to the exterior and interior of the property. They had my property inspected by the housing authority and I was cited for being in violation for the damage that their negligence caused with a 15 days to repair it. WHAT DO YOU THINK OF THIS?

I am not really sure what you mean about the tenants not doing maintenance as usually the landlord does the maintenance on the rentals that he or she owns.
As I understand it, they allowed snow to sit on the porch but I don't understand keeping the drains clear. There are floor drains on the porch and floor drains on the basement level? The snow melts on the porch and goes down to the ceiling of the basement?
Would it be easier to put plastic around the porch area to keep snow off the porch? I am not sure what exactly is happening. Do you have it in the lease that they are required to keep the porch shoveled off when it snows? What happens when it rains on the porch? Doesn't that also leak into the floor and down into the basement. Please give more information.
