State Specific Question About: MISSOURI (MO)

I have a tenant who has left... where is beyond me however an apartment below her called about a water leak though the breaker panel, I had to go into the apartment and check things when i did i seen that she left the air running and windows open (90+ degrees) and it in turn leak water everywhere and was leaking downstairs. When up there i notice roaches ants like you couldn't imagine. I want to evict, can i on those grounds? I states in my lease under housekeeping and i know its a violation however will this one be a hard case to win?? or is there something else i can do maybe a little faster than eviction ?? --99.109.xxx.xxx

There are different issues here.

Re roaches - treat with roach gel, following instructions carefully. In a multi-unit, in most cities in the state the landlord and the tenant both have responsibility for treatment for pests. do this immediately, both in her apartment and in the others in the building.

Re wasting utilities - speak with her about the importance of shutting windows when a/c is running.

If your main cnocern is you want to evict her, does she owe you rent? If so, you can proceed immediately by filing a landlord's petition. If she doesn't owe rent, you can send her a ten day notice for "laying waste to the property," After ten days is up if she hasn't corrected the issues, then you proceed wtih an unlawful detainer. --205.188.xxx.xx

Sounds like maybe she has Abandoned the place in which case you can go in repair it clean it and re rent it. First of course check and see what Missouri has to say about Abandonment. --70.244.xx.xxx
