What have you found to be the best place to review/check, find out about your potential new tenant?

Are there any good tenant check sites that you recommend?

There is NO one good place to check. You need to do a few checks.

This site for credit/criminal/eviction.

Previous 2 landlords.

Visiting current residence if possible.

Local courts for anything that might have been filed but not posted...yet.

Checking employment (cross checking yellow pages to verify actual business).

Tax return/proof of income.

Facebook, Myspace, etc.

I have used this site, I have used US Search, I have used Intellius.

I think it has helped . Although In this market most people are known to me personally or by reputation. I can get a lot of info from the girls at the bank , the checkout girls at the grocery store, my barber, The courthouse news in Our weekly newspaper.and the local deputies and PD. For Out of towners the online services are more useful. --70.244.xx.xxx

I like Tres(TX) suggestion about Myspace, Facebook, etc. Definitely check out networking sites and type their name in Google, Yahoo, and other search engines. People tend to dress up and be on their best behavior when we meet, but I've discovered their true identity & personalities on these sites. Employers do the same. --98.87.xx.xx

In addition to the online checks here I like to visit housing court to see if something new is on the docket and not online because not settled or extended and many faces there will be looking in the next few weeks so I want to see them first. --76.241.xxx.xxx

You have to have their SSN to do a credit check. I look at drivers license to check that the photo is really them, and to check what address they used at the time of licensing. If different from addresses on the application--that is the first red flag. But the license NUMBER--I don't see how that helps you unless you have a way (?friend?)to check with the DMV dept, or the police dept. I don't have either so I don't bother getting it as long as I have the SSN. --137.242.x.xx
