State Specific Question About: RHODE ISLAND (RI)
Can anyone suggested how/where to report an evicted tenant? I want to prevent other landlords from renting to my former tenants who were recently evicted for failure to pay their rent. They were in the house for 9 months and NEVER paid their rent on time. After they finally fell 3 months behind, I took legal action.
I also need to start the process to collect against the judgment that was issued...
Any info is greatly appreciated!

Where to start? Tello the man in the mirror to read up on landlording and collections.
3 months? What were you thinking? Ever heard of evictions lawyers and a 3 Days' Pay or Quit notice?
How did you screen these people? Got help with their eviction?

Do some searching here for RI evictions or just visit housing court often and see for yourself the process and how your local magistrate treats certain laws by granting a 30 day extension for good behavior and paying more than half the overdue amounts. Stay in control of your unit/s by inspecting often, even if a drive-by to make sure there is no swimming pool in the backyard or large dogs tied to the handrails. --76.241.xxx.xxx |

Hi Chris,
Unfortunately, I'm a new landlord. We're a military family and with the down market I wasn't able to sell the house when we were moving overseas, so I found renters. The original tenants were fantastic for three years and recommended the most recent ones. Unfortunately, the recent ones were terrible. They gave me every sad story possible about paying their rent late, including a fake story that the wife had a miscarriage (along with one of them getting laid off, being out of town due to a death in the family, etc). They were making partial payments and eventually that stopped.
I sent a formal Demand Notice after the May rent was 15 days late (per RI law). Payment wasn't received, so eviction was filed. Unfortunately I had to wait 10 days for the first hearing, 5 days for their appeal window and almost a month for the Superior Court hearing. The eviction order and judgment was finally awarded on July 9th.
I will use the debt reporting option in the Services menu - thank you for the suggestion!
