State Specific Question About: MARYLAND (MD)

WE received a judgement against the tenant for possession for rent past due from May/June. WE tried to enter into a payment agreement with tenant for past due amount. Tenant has not payed past due amount or July. WE filed for eviction, but that may take weeks. What can we do to have this person move sooner so that we will not incur so much of a financial loss. I fear she is just staying as long as possible and does not want to pay in order to move to next place. We need her out so that we can find a new tenant. Tenant will not respond to email etc.

She owed May. worked out a payment plan. She paid 1/3 +June. Now she owes 2/3 of a month + July. The judgement was for possession and the 2/3 rent. remaining. She now owes for July. --173.67.xx.xxx

It should only take 10-14 days for the Deputy to schedule the date for the "sit out of possessions" after you filed for eviction. A couple of days after you file for eviction, you will get a copy of the exact date mailed to you, as well as the tenant will have a copy tacked to their front door.

You will need a work crew available to do the actual removal of possessions, the Deputy will only supervise. --96.239.xxx.xxx

oh WOW ... my suggestion would be to agree to mutual lease release if they are out 7-31

you still have judgement against prior money ( not that you'll probably collect) hopefully there is security to cover July and minimal wear & tear. I would explain that in agreeing to this you are giving her a way out - otherwise if you have to go the eviction process you have the reporting to all the credit beaurs ... on her rental history for othe landlords it willbe difficult in th future etc. Also I hope your lease is written as such that if eviction does proceed all costs incurred are the responsibility of the tenant. --71.250.xx.x

You can hire day labors for about $15/hr. with a minimum of 4 hrs work. You will need enough of them to get every thing out in about 1 hour, so also plan other work for the laborers for the other 3 hrs. Or call some local movers or Haul Anything Handyman. You may want to dall the Deputy ahead of time to talk about the process, and whether or not you area will allow set of to the curb, or if you have to haul it all away.

The Deputy will call you to arrange a certain time.

Figure out what it will cost you to go through all the legal processes. Court costs, lost rent, cost to set stuff out.

Cut it in half and offer that amount to the tenant to get out in one week or less. Of course don't tell tenant how you came up with the offer. --24.136.xxx.x
