Sounds like this is all something like a Black Art to you. Why not start by hiring an eviction law firm offering both, flat rate serving and a flat rate eviction?

In my experience, many tenants leave once they realize they are dealing with a specialist law firm.

You need to learn all about this side of the business. Go to the state laws on this website and attend some Unlawful Detainer hearings. In addition, why not join a LL Association?

Closing, why not share whether and how you screened? It helps to identify weaknesses. Welcome to this forum and do come back and say how things work out? You do can report non paying renters to the credit reporting agencies. something I had great success with ;-) --125.25.xx.xxx

There is no special art to serving a five day. If you don't have a proper form I can give you a link to one.

You give one copy to tenant and take the other two copies to your bank to have the service notarized. At the end of 5 days you can file the eviction. It will take a couple of weeks to get a court hearing. --208.94.xxx.xxx
