State Specific Question About: VIRGINIA (VA)
I am a new landlord and i would like to know what would be an appropriate amount to charge for rent. My propery is located in the Indian River section of Virginia Beach, VA 23464 to be specific. It is a 3 bdrm 2 1/2 bath appox. 1750sq. --164.214.x.xx |

K, I know you mean well, but landlords can not base rent prices on what their expenses are. Many landlords are having long-term vacancies because they are trying to cover all their expenses.
Rent prices are based on what the market will bear, period. Tamesha, follow Wallace's advice above. You will find a lot of properties to compare rent prices on Craigslist.com in your area, which you find under "Hampton Roads". --64.12.xxx.xx |

Indeed -- as a tenant for my "real job" and our LL coming in last week to go on and on about how he was raising the rent because of his mortgage and other costs, I just had to flat out tell him that, as a Landlord, that's simply not how rent is set. I explained to him, politely, that tenants really don't CARE what your expenses are -- and trying to set rents that way just means that you'll have no tenants.
I showed him that other similar office space in the area is already going for LESS than we are paying now -- and he wants to raise ours over 20%!
He still doesn't get it. We're likely to move -- he's likely to have a vacancy until he finally lowers the price. Just sad to see people trying to set rents that way. heh.
