State Specific Question About: MISSOURI (MO)

After expiration of a 10 month leasing period, should this agreement is automatically renewed from month to month if so why? Is 10 month lease have the same effects as a year lease? --97.86.x.xx

My lease automatically converts to a month-to-month agreement after the initial year.

I originally had my leases just expire with the expectation that I (or the tenant) would then notify each other in advance of the expiration to draw up another lease or agreement. However, if the dates slip by the tenant then is left without a "contract" and you as well. Obviously, if the tenant keeps paying then that creates a contract.

I now have my leases renew automatically for another year at the same terms. If I know I want to raise the rent or not continue the lease then I advise the tenant(s) ahead of time (in my lease it's 45 days for myself and the tenant to give notice).

In my opinion, MTM is not the way to go after a lease unless you know what is going on ... you could get left with a vacancy when you don't want one. I always do 1 year minimum leases.

With that being said I had a tenant that expired in May and I changed her lease to be MTM because she advised that she was looking for a house to purchase.

With that being said it's up to the individual owner/landlord on Lease versus MTM ... I always shoot for Lease unless it isn't something that is going to work out for me (like if it's a single family house and it's being sold) ... --171.159.xxx.xx

10 months is a common student rent period, I want them out during the summer repair period, I drain the water risers and replace all the rubbers in anything connected to the water every 5-8 years, this way when a leak erupts I know they can go close it and live peacefully before calling me, I also treat the heating system with the same care. --76.241.xxx.xxx
