State Specific Question About: WASHINGTON (WA)

1. Renters had and still have 2 big dogs and 1 cat in house although month to month rental agreement states NO PETS or ANIMALS in house. Sent letters to remove...got nasty letter and phone call back.

2. Sent 20 day notice to move. renters must be out by July 18th.

3. In the meantime I have received no rent.

4. sent 3 day notice to pay or move. No RENT paid.

5. My Questions now what? How do I get them out of my house? Do I have to go to court? Get police to remove them What do I do? I don't have to wait until July 18th right if I sent a 3 day notice to pay rent or move?

After the time period on the notice has expired one has to start process with the court for a hearing then one gets a writ of possession and judgement for the arrears of rent. Try to contact a landlords association which can help with this situation. In future never allow a tenant into a rental unit without a thorough credit check. --216.110.xxx.xxx

I think after 31 yrs. I'm done being a landlord and I am selling. The prices of house right now in my area are still high for houses. I can't believe how some renters act and what they do. Landlords dont have hardly any rights. By the time I get them out my place will be ruined. I do believe some renters just laugh at us, they know it is hard to get them out. --63.174.xx.xx

If they are MTM and as soon as you give them the three day pay or quit notice and they are still there you can charge them the holdover rate of , i believe 2x rent. Then if they stay evict and sue for any damages and back rent. --70.244.xx.xxx

You should begin with a cure/quit in your state/local law flavor, if you been doing this 5 years you should know most of the hoops to pass so you can take the gold belt in eviction court, without having the photo proof and judgment you will have a hard time to collect if you know where to serve them. --76.241.xxx.xxx

Be glad that they haven't paid the rent, because you can start the eviction of the non-payment. That is a much easier case, because you don't have to prove the pets. If you have to prove the pets, are you prepared to do it? Videos orphotos of them walking the dogs? Photos of the dogs in the house? Non-payment of rent is far easier!

Evict on the non-payment, but if they pay, proceed on the pet issue.
