dog poop letter clean up (by NE [PA]) Posted on: Jul 3, 2010 4:28 AM Message:
Just dealt with this a few weeks ago. They were picking it up out of the yard but then putting it in grocery bags and piling it up next to their door. I took a 3 step approach. I "asked them nicely" to please throw out the bags of dog feces and not pile it up. They did, that lasted about a day. Next time I went to the property I saw the biggest pile of bags of dog poop yet. So, I taped a note to the door that told them "The bags of dog poop must be cleaned up and remain clean up" Haven't seen a bag of dog poop since. My 3rd step would have been a cure or quit to taped to the door saying either the dogs or you will go if it happens again. It is like tightening a screw, each time you put a little more pressure on them. These are inherited tenants. I won't accept tenants with dogs in multi units again. Single family homes, I don't mind. --199.224.xxx.xxx |

Ditto NE * this task is often relegated to children who are not monitored properly. Making the PARENTS aware NICELY is the first step --64.12.xxx.xx |

You need to tell them very specifically since they don't know what to do.
1. Pick up the poop daily.
2. Put it in sealed bag in a garbage can
3. Put garbage can on street for pickup each day there is a pickup.

If it is a SFH and they have paid their pet deposit and done whatever else is in writing in the agreement all you can do is ask. If they decide to just let it sit in the yard there's not much else you can do except fight with them . Cause there's no judge that I've seen that will back you any further. --70.244.xx.xxx |

Every time we have ran into this they never pick it up. Sick of the whole thing now, we just don't rent to any one with dogs. They all promise and you just need to be ready to terminate tenancy over it. they won't pick it up. --74.104.xxx.xxx |

You might tell them that if they don't correct their behavior, YOU will hire someone to clean up the waste and BILL THEM.
Either that--or give them notice to move for lease violations. --205.188.xxx.xx |

Wouldn't there be a health code violation if the feces is left in the yard piling up or even in bags piled up next to the door? --65.102.xxx.xxx |

It would be near impossible to get any health dept to actually do anything about animal feces in a private yard after all people actually pay to have Chicken , horse, cow and Pig manure spread on their yards . having a few piles of dog poop in yard isn't going to elicit much response from anyone, least ways not around here. As unseemly as it is , it is after all biodegradable. It's just a good reason to not allow pets in the first place. --70.244.xx.xxx |

One of my tenants got a dog without permission, their lease states no pets. They leave it the rear of the apartment buidling while at work and it poops on the lawn. I've asked them to clean up after the animal but they are also too lazy! So I now employ a tenant on the property to clean up after the animal and bill the dogs owner each month. When the dog's owner refuses to pay the $20 a month pick up fee, I then serve them with a 3 day notice to cure or quit. This most always gets them to pay the $20. --98.119.xxx.xx |

I cut grass with an electric mower and one tenant would not pick up the poop daily. I started putting her flower pots over it so I didn't drag the cord through it.
Finally the dog died. Meanwhile the upstairs tenant had his two little dogs pooping on the front lawn and leaving it there. He was a lawyer so i just let it go. His side of the front yard was just covered. No one called the health dept. or anything. One day I got the leaf blower and blew it all up by the steps where he would have to step to get to his car.
Finally it got picked up by him. --76.99.xxx.xx |

YOU pick up a pile of the dog poo. Put it in a paper bag. Ring the doorbell. Light the bag on fire. Run away.
Repeat as needed.
