I have a tennant that has a credit score of 489 - she has 23 collection items. She says she can only be garnished once. She is asking for a chance or can she provide a cosigner? --24.12.xx.xxx |

Uhh... I would deny. I've had (inherited) tenants who have been garnished and it doesn't just happen once. I'm with bet [MA]. You WILL be the 24th collection. And you'll be so far down the list that you'll have to wait for everyone else to get their money before you will see yours.

Debra, keep analysing that report. Learn to interpret it. What kind of items are in collection, what amounts? How old is she? is she a QVC junkie ordering whole porcelain doll collections (I once spoke to someone else's welfare tenant who ordered hundreds "worth" of painted plates which I wouldn't want at 1 cent on the Dollar, thinking they would increase in value.
People make choices and the credit reports tells an objective story who they are. Me first thieves? Con artists?
What about employment (=> colelctibility)? Oh, as #24, your chances would be low. Job stability, LL references?
You shouldn't rent to her, but learn as much as you can. check court records for evictions! --125.25.xxx.xxx |

Unpaid utility bills are sure way that person is going to have unpaid rent as well. If someone is not responsible in paying bills then rent will be included as well. A few evictions will mean more evictions. Anytime NSF cheques come up on a credit report then that applicant is going to take a walk. --216.110.xxx.x |

This should only be experimented with when you have 5 and 6 digit lottery winnings to lose, otherwise we are all thinking you worked for your money and want some return on your investment, with many applicants you need to remember when their lips are moving you need to verify everything, have them return if a few years when the payments are up to speed with spending. --76.241.xxx.x |

First off what she says means nothing , Forget about giving her "a Chance" . If you took her with a cosigner that cosigner will have to have a stellar score and be making enough money to support two households cause chances are better that 50-50 that they will be paying for your tenant. I can top that Sue S! I had one a few months ago with over 40 collections. The majority were medical which I do feel for the person BUT there were also utilities, cell phones, and several car defaults. Sorry. He was a nice guy, Debra. I liked him. But I was straight up with him and told him he needed to clean up his credit and then come back. He was making $4000 a month ( I verified it) so I still don't get why he couldn't pay his bills.
