State Specific Question About: DISTRICT OF COLUMBIA (DC)
My tenant locked himself out of the apartment and called me at 12:30 am. He told me that he called the fire department. I asked him to call a locksmith. Ir is a stand alone apartment on the 2nd floor of a commercial unoccupied space. I told him that I did not want the fire department to break the door down.
He was very wired-up (apparently had been drinking) I was 2.5 hours away and told hime that I will get back there as soon as I could. When I arrived the door was kicked in. I did not enter the apt and called the police. He admitted that he kicked the door in and went upstairs and passed out with the door opened. The place is completely furnished with flat panel tv's in each room-luckily no one walked in off the street and helped themselves to it.
He is there temporarily for 3 months as student intern. I am not sure what to do. Would you ask him to find another place, allow him to stay, or what. The furnished apt was in shambles--beer bottles and empty alcohol bottles in the living room. --68.50.xxx.xxx |

When he's gone, so will be your flat screen TV's...I'd buy some CHEAP tube tv's and swap them while you're doing your "maintence check" as your "Student" is in class. You may want to replace the entry door lock with a touch pad number unlock code. Or have a key hidden on the property since you are 2 1/2 hours out.

Bill him for everything NOW while you can serve him locally. Damages shold come out of next rent payment followed by eviction notice for no pay. Remind him what that would do to his credit rating and future job prospects.

I had the one tenant who got a nice $ 500 tv steal it. At the time, it had to have a value of > $ 400 for the cops to do anything. The guy was on probation... Try to get your TVs out while you can, you have a real winner here.
Hope you can collect the $$$s for both, the new door and the door jam (spelling?). have him sign something about those TVs, replace them with old tube models.
How high is your SD?
You rent to people who only stay 3 months??
