State Specific Question About: IDAHO (ID)

I have a recent development - not only do I have tenants but my tenants have tenants - cockroaches, and they're not paying the rent!

As soon as I heard (from the tenant next door) the word COCKROACH, a cold chill went up my spine. The tenants where the cockroaches have taken up residency never said a peep. I called as soon as I heard the news and they said oh yes, they are a nuisance.

NUISANCE, you gotta be kidding me. I immediately contacted the exterminator and they went to work. It's been about six months now and the suckers still persist. I don't know what to do.

The tenants next door are talking about moving out because the problem is creeping next door inspite of the extermination efforts. I contacted the "host" tenants and gave them cleaning tips and things to do to help eradicate the problem.

I don't know what I should do? Hire a cleaning service and send the tenants the bill, give them 30-days notice to move out, what? Today I'm putting together a letter with instructions for cleaning and trash removal, etc. They are good tenants but I'm at witts end with the buggy situation.

Any ideas or suggestions? This whole thing gives me the creeps.

If the people who brought them don't help in their eradicaiton, you will never get them out. So get the "bringers" out ASAP!

Also, get a different exterminator. You should see results immediately and the people next door should not be getting them.

Here is a friend of mine's roach solution. (he buys really trashed properties and brings them back up).

He makes a "meal" out of raw hamburger, a cupcakes, etc, crumbled into a little pile, mixed with borax and a ring around it of borax. Let sit for a couple days and let them feast on it, they take it all back to the nest and kill the others. So says he, I haven't had to try it. LOL --99.67.xxx.xx

Generally you have to treat an entire property to great rid of roaches. If you only treat part, the critters just move on. You are getting reinfested for some reason- giving the exterminator the benefit of the doubt. That reason for reinfestation needs to be found.

It is easy enough to put out traps and spray- you can do it yourself but end the reinfestation is more critical. --75.26.xx.x

Treat each unit with roach gel. It is the only thing I have found that works - well, actually ten years ago I learned about it on this site. I treat my units between tenants in case new tenants bring them in.

Follow the directions cartefully - and do not spray or bomb, as that will render the gel ineffective.

It takes a while to work, but it will get rid of them. Then retreat as needed. --205.188.xxx.xx

It take time.Usually 4 sprayings every two weeks with clean habits in kitchen.No dirty dishes in sink overnight.MaxGel get them out.Nasty tenants leave you with the problem.

Integrated pest control is the only way one is going to get rid of cockroaches. First three elements for survival are food, water and a place to live along with ability to breed. Chalking all the cracks in the kitchen cupboards then sealing around the pipes with insulation foam eliminates a place to live. Thoroughly cleaning behind the fridge, stove eliminates a food source. Putting bleach in the defrost pan of the refridgerator along fixing any leaky faucets eliminates a water source. The sinks and bathtubs the water is drained as well. Make sure the garbage is taken out every day. Maxforce gel or Combat gel in kitchen cupboards will take out most of the roaches. Treat every apartment then over a few days to a week the population will start to go down to nothing. Just spraying then the roaches will come back. Once a roach has eaten the gel it dies where other roaches live then the other roaches eat the dead one where over time the entire population dies. Sticky traps in certain locations will trap some of the roaches where once in the trap they no longer move. In the winter time putting anything outside then the roaches will run. This moving around is common, one place cleans so they invade the one thru the wall - they clean so they go down the hall or where ever shelter is open, buffet is even better. Spray or dust with boric acid and the maxforce gel goes back to the colony with the carrier roaches - remove switch plates to push gel in there. Imagine tear gas in a place and then you know how this works, they leave the place with the soap and find another. --76.241.xxx.x

A property of mine is located near to a "Mexican Supermarket" where they give shoppers cardboard boxes to take home their purchases. They only problem is cockroach eggs are nesting inside the holes of the boxes. I have warned my tenants not to bring those boxes into the property -- and they never listen. The next thing is 1000's of baby roaches are all over the boxes and kitchen. They travel to other units. My only choice was to take the SuperMarket and several of my tenants to small claims court to recover the cost of the "Pest control Service". --98.119.xxx.xx

MAXFORCE ROACH BAIT

Hydramethylon-Active Ingredient of Maxforce Gel Bait for roaches has been found that although slower than the Fipronil (FC) formulation, having a slower kill, it has been found to spread more thoroughly through the population.

Each roach feeding on Maxforce Roach Bait Gel will kill up to 40 other roaches via droppings and dead bodies. Roaches are cannibalistic and will eat other dead or dying roaches. The roaches are not social insects like ants and termites; they do not carry the bait back to feed the young. When baiting is important to re- bait in the areas where the roaches are taking the bait. Paying attention to this will speed up the process.

Before treating any areas it is best to first take a flashlight and check these types of areas for nesting sites. You will be looking for their excrement droppings (looks like black pepper). You may also want to use an aerosol with pryethrin like CB-80, with its crack and crevice tip to "flush-out" roaches out of these harboraging places.

Once you have determined where the roaches are nesting, it may be easier to know where to apply the Max Force gel bait or aerosol if you wish.

Aerosol "bombs" such as PRO CONTROL/Raid bombs, that are so commonly referred to are actually total release aerosol cans. They are very popular because they are perhaps

The easiest way to kill exposed roaches without much effort. Just push the button and leave the premises for a couple of hours. Unfortunately, "bombs" do not contact many roaches that are well hidden and they have no residual killing power.

GENTROL

Using insect growth regulators like gentrol aerosol, GENTROL aerosol breaks the cycle. It attacks the male nymph roach (mutating reproductive abilities) and causes the pregnant female to consume the bait when she would normally not want to consume food during part of her pregnancy.

...IMPORTANT!...

Use a bomb/fogger type of product first. To knock down the population of pests. WAIT 2 to 3 days. Then apply your Maxforce Gel Bait along with your Gentrol.

Using bombs/foggers when you have gel bait set out makes the

=GEL BAIT WORTHLESS=

Bombs foggers REPEL the pests.

Gel bait draws the pests in to the area to feed and eat the poison.

Then baiting again in one to two weeks.

If I'm doing a general upkeep treatment/s.

If I am doing an infestation. I will bomb for 2 or 3 days boom boom boom.

Wait a week.

Then gel bait and spray with Gentrol. Repeat every week for 2 to 3 weeks.

Unit will be roach free in 45 days.

From falling off the walls... Make you gag conditions.

Yup! I've done this twice in a row with:

"I win .... Gotcha roaches" results both times in 45 days.

Calling the bug spray guy is not it.

No Investor we don't need to rip and replace everything.

Rip the carpet and padding. Remove all garbage. Toss the refer. May as well toss the stove. Bomb with Raid foggers 4 should do it.

Three applications at 15 days each of maxforce gel bait (kills by dining on the gel), gentrol spray (makes roaches so they can't reproduce), the powder stuff in the walls via the switch covers off meaning Boric Acid. 45 days max there should be no roach left alive.

No water access. As in no dripping faucets in sinks or tub/shower. Seal up around pipes moldings cracks with caulk. No water in refer drip pans, no water in AC units. Put bleach in refer drip pans. Bleach in toilets. No pet food or water bowls left out.

combat gel at big box stores or maxforce at cooperseeds.com.be sure no garbage inside apt .have therm put it outside in barrel with snap lid.get right on the problem.they multiply rapidly if not treated quickly.get food crap up and water leaks attended to and loose weater up.it takes 2 weeks or so for big drop in roaches.u may have to get rid of the tenants.i wouldnt rely on them to do much.i would put combat gel or maxforce down myself.dont spray after u put it down.they are nocturnal.u can inspect at night to see whats what.did u screen these bums?what did last 2 lls say of them?caulk pipes to try to keep bugs out of other apts.treat whole house. --173.14.xxx.xxx
