I think tenant is lying about having a dog. Already caught it there months ago and told her to get rid of it or get out! She said she was pet sitting... Then she said it was visiting... Then she said it was only there on weekends. I told her it had to go NOW -she agreed she would. That was the end of it. Neighbor says dog is back. Any ideas on how to catch her-don't really want to stalk the house. I will evict over this immediately . Rental agreement specifies NO PETS. This is a new construction, high end rental . In my rental agreement and in my pet agreements I talk about no pet sitting. No pet visiting.
Call animal control. I'll bet the dog isn't licensed. Also as Animal control might have some advice on how to prove she has a dog.
Me? I would call animal control about a unlicensed dog. I would give her a 3 day notice to cure violation or quit. Give her the task of providing proof the dog is gone.

If your lease says no pets, it means "no pets" There is not a (pet sitting) clause I assume. Do what Reid said to do.

DO EXACTLY AS REID STATED. Give NO slack with the tenant because they LIED to YOU. Since you got a high end rental and not a craphole, damage will cost you big-time! Just because the tenants may have money since they are in your high-end rental does not mean they will volunteerily (sp?) pay damages.

bang on the door and ring the bell.dog will bark as stated above.walk around house on warm day making some noise while u do.u will see dog as it barks at u.in rental agreement state no pet sitting allowed .no pet visitors allowed.unauthorized pet charge is 5 per day.if u allow a dog half of your tenant will have a dog in 6 months.if i caught it again i would toss her.im mtm.easy to toss them. --173.14.xxx.xxx |

Hasen't paid rent? Serve the notice to get them out for failure to pay rent. It is much easier. Otherwise send notice and file for the dog. This case is a he said she said kind of case and it will come down to who the judge believes. So get the ball rolling and get your court date. You can also cruise by the night they put the trash out...and if you see dogfood cans and empty bags of dog food....bingo...unless shes on a new diet, you got her.
I also like the other suggestions, stop by when shes at work and bang on the door, as the neighbor to help you by taking a picture of the tenant and dog together. If they are lying you may have another problem on your hands.

Sorry, I cannot back this. I was against my tenants taking pets until I went to adopt a dog myself & got told most of the dogs (& cats) are in there basically because of landlords like me.
Maybe your tenant lied because she knew you would be like this? I've found since taking pets I have had ONE complaint about the animals in three years & that was by a friend of the tenant who was on a revenge streak over an arguement.
Apart from that I have not found any of my properties damaged beyond requiring hovering, febreze & the skirting boards cleaning at the end of a tenancy with pets, all done by the tenants.
Work on her with the rent, but don't be nasty enough to take it out on the animal. Maybe she thought she was doing a good thing for the dog. Either way, high class tenancy or not, a home is not ruined the instant a pet enters it & I wish other landlords would become more modern & realistic.
Pets are too most peoples minds, part of their family.
Children do far more damage to a property than any pet. Lets ban them instead. --188.30.xx.xxx |
