My tenants get notices by 10 am the next day after they are late. If not paid within 3 days, I file for eviction, 10 days later, the judge awards me the property. If they do not move, 5 days later, the sheriff comes out, me and my guys set their crap on the curb fir anyone to take...maybe you should pay your rent, and save the hassle --173.74.xx.xx |

Save your rent payment to buy a tent to live under a bridge or in the woods...
Or..get a second and third job to catch up on unpaid rent to live in a place with a roof over your head...
There is no excuse for not paying your landlord first before your other bills, unless you want to be evicted for non payment of rent...and suddenly have no new potential landlords who will not rent to you due to your past record of late or no rent pays..your record will follow you very long...years...
You have to make the choice...roof or tent

Alyssa, Reid is in Kansas. TxMike is in Texas. You are in VA. Different laws in different states.
Most states allow the Landlord to serve you with a __ Day Notice To Pay Rent Or Quit the very day after the rent is due if it is unpaid. I left a blank, because the number of days varies, state to state. Usually 3 or 5 days. So TxMike serves a 3 Day Notice on Day 2, and the Tenant has to pay the rent by Day 5. If not, TxMike can file an eviction suit on Day 6.
I agree with TXMike, pay the rent you owe on the day it is due, so you don't have to worry about having all your stuff thrown out onto the sidewalk and having to find a place to sleep and to keep your stuff safe.
That is what payday loan centers are for, so that you can pay your rent on time!

Have you moved yet?
