State Specific Question About: UTAH (UT)
My tenatns are moving back east at the end of the month. I can anticipate based on their pack-out date, they won't clean the home before they move. I have the move-in report stating that everything was clean and in excellent condition. Any suggestions on how to word the move-out report so that I can charge beyond the $250.00 cleaning deposit and pull from the secuity deposit, if need be. I've never had a tenant turn over a dirty home.

Move-in/move-out photos make it easy, and easier in court - you never turn over a security deposit until the unit is empty of all food furniture and packages, you need the new address to send the accounting statement, follow your local/state law on timing this after the move-out, use cert mail so you know it went to the right place/people. --76.241.xxx.x |

$250 buys a lot of cleaning, in my book. Call Merry Maids, pay them what it takes. I rarely have that exceed the $250 that you have as a cleaning deposit.
If it exceeds $250, deduct the balance from the security deposit.
Take lots of photos.
