Also, there is a tenant that lives 4 doors down from my home. He and his family are living like sardines, I see too many of them in n out. Now, for the past 3 days, he is sending his relatives over to my home, because I have a rental sign in the window. I really do not appreciate this, and I do not want them even to see what is inside my home for the rental. How can I stop this? Do you live at the property? Is it less than four units, if so then it is considered to be your home and not a business and you are legally alowed to discriminate.

On your rental sign, have a phone number and say by appt only. Only show the house to those who have called and you have prescreened. If they come to the door, don't answer it or tell them you need to set up an appointment first. You sound new at this. You are going to need to get educated at LLing. Are these people just showing up at your door? If so, inform them you show by appointment only. When they call do your phone screening.

As to the neighbor sending their relatives - talk to them. Let them know you appreciate their trying to help but you have a policy of not renting to family, friends or neighbors family or friends.

I get what your saying, but before you completly deny what could be a good thing, what's wrong with showing it and letting them fill out an application?

I am going to go against the wisdom of the others. I do rent to family and friends of tenants and it has worked out beautifully. I welcome the family and friends of other tenants (usually).

One of my best tenants just happened to show up while I was at the property. Give everyone who wants to see it a chance with an open mind. That way you won't have to worry about discrimination etc. and won't be risking passing up a good tenant. --96.225.xxx.xx

Over the phone before applicants show up to see the apartment one can cut down on the problem applicants. First a thorough double credit check on all adult applicants. First months rent and last months rent deposit is required no exceptions. The utilities must be in the tenants name before they can move into the rental unit. A lot of problem tenants never bother to show up if they are a aware of a thorough credit check on adult applicants. If the rental unit is vacant then don't go inside if one not comfortable when it comes to view the rental unit. Most problem tenants never bother to bring back a completely filled rental application so one only out of the cost of few photocopies. One has to be careful that one is not discriminating against a specific group of people. All applicants are treated the same. As long as the apartment is rented to best possible applicant there are no discrimination issues. It is worthwhile to consider belonging to a landlords association where one can learn a lot about running rental units. Thanks, and I did take the sign down out of the window, only because, it is the local people seeing it. I am an owner of a 2 family home, I live on the premises. The Apt. is vacant, I do have it online advertise. I never had this problem before when advertising in the window, this just all started recently, the tenants down the block are loud and rude. And like I said are living all piled in, now looking to divide their space and stay close by where they started out of, 4 house down. First off, I got to say, the neighborhood has went down hill, by other landlords who do not live with their tenants, and the homes are ruin. I do not want their problematic tenants or relatives coming in and snooping or really wanting to be interest of tenants due to that fact,how they destroy the property. yes, I know any other tenant out of the blue could do it too. But I see it now. First they say 7 people, I say no too many. They leave come back and say 6 etc etc goes on and on. I only have one common hallway entrance, and this town doesn't allowed x amount in a 3 bedroom apt.

Especially if there are children all sleeping together with adults or boy n girl in one room. This is a 3 bedroom apt. I had in the past all kinds and type of background tenants, I just do not want to have them come in see the rooms, and not even knowing if they thinking of robbing. Several homes in the ares due to tenants coming and going in other apts, have been rob. They even rob the other tenants in other buildings where they live. it is a shame. As I said before this is a 2 family I own and live here. I just want to know, how can I stop them from coming every day and asking to see the apt.? --74.68.xx.x

If I was an owner occupant, I would remove the sign in the window and all obvious signs of a vacancy. Even hang curtains in the vacant apartment.

Advertise either on Craig's List or in the newspaper or on various bulletin boards.

Don't list the address in any of your ads. Make an appointment to meet someone at a place close to your building. Don't give out your home address so if they are a no-show, they will not know where the vacancy is. People often pretend to be interested but only want to know the location or do a drive by.

Tell them to call you 10 or 15 minutes before the scheduled time to confirm the meeting. No call - don't show up. They are not serious renters.

Do in depth pre-screening on the telephone to pre-qualify them before scheduling a meeting to show the unit.

That is what I do and I'm not an owner occupant but I do want to insure the privacy of my tenants in my units and don't want strangers on the property unless I'm with them. --68.229.xx.xx

i rent my 4 rm apts as 1 beds which eliminates the "kids "problem.i dont rent to family or friends of ME.bcs theres a good chance u will have a falling out with them.if u refuse to show then the apt be sure u have a good reason bcs some guys will claim discrimination at any opportunity. --74.10.xxx.xxx

Since it is a two family and you live there, you don't have to let anyone see it that you don't want to see it.

Put a sign up that says NO Vacancy now and put an ad in the newspaper advertising your rental.

Let the phone go to an answering machine and listen to the voices. Only call back those people who sound pleasant. Talk to them about what they want in an apartment and that will tell you a lot about them. --76.99.xxx.xx

Type up a rental flyer attached to a rental application - I have a rental that backs to a county park and a lawn sign is very effective unfortunatley it attacks everyone- those really looking and those just curious.

When we are at property cutting lawn or etc. and someone stops to see it - I hand them infomation sheet and application -which I instruct needs to be filled out when they come back for appointment to see - this is my first step in weeding out the drop ins. --71.250.xx.xxx
