Can you be more specific? Are you asking how to find a tenant? Or are you asking what is required in terms of inspections, etc. Or just what?

Sorry for not being more clear. I was actually meaning the screening process for tenants. Is it ok to ask for pay stubs fo proof of employment? What else should a landlord do. What is the process? Application? Interview? --24.2.xxx.x

First, I have a sheet called rental requirements that explains the things I check and my requirements.

I have a two page basic application to be filled out by each person 18 or over - and signed. Then there are additional forms that may or may not apply: an employer verification form, a rental history verification form, a pet application.

If a student, I ask for a copy of the last grade report and a copy of the student id. For others, the person shows me a copy of their photo id.

When feasible, I visit the current place where the person lives.

I used to ask students for cosigners, but I don't any mroe. However, if I do need a cosigner, I have a cosigner application.

I run a credit check and a police report. And I check case.net online for any suits involving the person.

I call some of the references listed on the application form.

When I used to deal with mnre lower income persons, I asked for verification the person could get utilities on.

Especially for young persons, I check to see if there is a facebook page and what kinds of things are on it.

There are times when I skip some of the steps for various reasons, but that is my usual list.

I always get copy of pay stub.Tells you what they really make and hours worked instead of tenant telling you what they usually make makes a difference in qualifying them.Also this way you know where they work if you have to go after them to recover money --205.188.xxx.xx

One thing that used to be spoken here often, I will remind the new landlords - when you hear or observe the tenants mouth open - the rest is bulloney, get pay stubs, tax returns to prove it is not bulloney. --76.241.xxx.x
