State Specific Question About: ARIZONA (AZ)

I have had someone living in my rental house for the last few months, I rent out my house to college kids on a per room basis so everyone has there own lease. I let her move in without a lease and now she isn't paying rent. Can I just kick her out or do I need to go through the standard eviction process?

I realize that I should have handled this better from top to bottom, I will change my ways, I promise.

In kansas she would be considered a MTM tenant so a Three day pay or quit notice would be in order followed by eviction process if needed . Also here in Ks The 1st of the month is the default due date for rent when there is no written aqreement . So get on the stick and get'er done . --70.250.xxx.xxx

Same here in Illinois. They are a MTM Tenant at will. Serve your notice. To get them out fast tell them it won't go on their record unless they are still there after the notice expires and they haven't paid their rent. Tell them the next step after that puts them on record as evictee --208.94.xxx.xxx
