Does anyone here charge the tenants for re-keying the locks after they move? I never have, but I am considering it if the tenants move in less than a year.

Sounds a bit like gouging to me. Incorporate the cost into your rental rates, which is what we do even if we do not realize it as such. I do my own rekeying, so the initial investment of about $100 in tools and supplies is not repeated. --66.226.xx.xxx |

I have never considered charging a tenant for re-keying at the end of the lease, altough if there is an early termination of teh lease, I would say that it is legitimate to charge.
I didn't even charge a tenant who needed re-keying in the middle of her lease term when her car was carjacked and the carjacker got all of her keys, her address (car registration), etc. I was over there within an hour of learning of the event, to change her locks, free of charge.

I do not charge in or out however I engrave a letter/number on each one, and to replace those cost 25bux each, this is in my lease so if the tenant gets ideas of changing them and need something done it costs them 50bux to get in the door after work, and more if they threw away the locks from my mastered system. --76.241.xxx.x |

I have a $75 re-keying charge written into the lease. I re-key every time someone moves. I charge for re-keying against their deposit if they do not return the keys.
I charge $75 if they loose their keys and have to re-key. I charge $100 if it is a holiday to re-key. I charge $75 for a lock out also. --70.189.xx.xxx |

For my own protection I always re-key locks for a new tenant. Once a tenant came home and things were removed without a forced entry. The police said the perp must of had a key so the tenant filed a small claims case against me for not protecting her interests. In court I produced evidence the locks were re-keyed and 3 copies were made, 2 to the tenant and 1 for myself. They keys were stamped with a special code. When I asked the tenant to produce her key, she had a copy not the original with the special stamp. The judge now didn't believe the tenant who said she never gave anyone a copy of her apartment keys. I told the judge I also observed the tenants parents and sister enter her unit with their own key, perhaps an x boyfriend was given a key. The tenant lost her case and I refused to do anything for her unless she put it in writing.... --98.119.xxx.xx |

Be careful of this system, there is one out there that anyone can rekey it leaving you out, just put in a working key with the little blade - remove the key and put in a new key - pull the blade and it sets itself to the key the landlord does not have. --76.241.xxx.x |

Amnazon sell a little tool and you can re key it back to whatever you like....
You do have to get in to take the handle off...one re keyed on its own...

George [Il], your failure to change locks between tenants can get you in a HUGE amount of trouble some day. If the tenant is burglarized, raped, killed, kidnapped, whatever, and they/their heirs discover that you had not re-keyed, boy, I'd hate to be in your shoes! Have your tenants call me and I'd be happy to take their case against you!!
It is so cheap to get the locks re-keyed that there is no excuse not to. Check out www.landlordlcoks.com and learn how simple it is to change the locks.
I do not even rotate locks among my rentals. Everyone gets a newly rekeyed lock cylinder. So I don't even care if the tenant gives me back all of the keys -- I just want one back as the symbolic surrender of possession.
