Never had a problem as long as hours and rates are reasonable. I even have an overhead rate in my lease, ie cost to repair $100, charge (30%) $30 overhead. Have to go to hardware store to get supplies, my time and travel cost, etc. Been at this for 35 years! I was an auditor with DOD and have no problem explaining overhead to a judge. Yes. But if you are in court, some of the judges may be very, very stingy with what labor charge is allowed. And some won't allow it.
Several years ago I was allowed labor only because I had it at $10 an hour. Some landlords have managed to get $20. I wonder if the judge could find skilled help for what we are allowed. --64.12.xxx.xx |

Thanks to all who replied...I am charging very little and most is to family member. For instance, cleaning stove oven, ref, had to clean out the cabinets, sweep floor, mop, remove oven range hood and clean and the raditor was dirty with dog hair, I charged $25.00. I believe that is reasonable. I did not charge for supplies, because I had that on hand.
Another thing I would like to know is that the renter had a toaster oven next to wall and this caused damage by melting the paper and plastic tile, about the size of 8" by 8". I can't replace the plastic tile nor find matching paper. I can replace with tile that is made today which is not plastic, but this will not look good unless I do all the wall under the cabinet to match. Can I charge her for the amount to replace the whole area? It is about 18 sq feet. I am buying the cheapest tile to replace. I plan on charging $30.00 for labor since husband is doing the work.
