State Specific Question About: ILLINOIS (IL)

My tenant is complaining of ants in my rental house. There are about 30 ants coming in one room this spring. I think it is the tenants responsibility and I should not have to call an exterminator for this. Do you agree? --67.173.xx.xxx

What does your lease say?

Pest control should be addressed in your lease. For example, in my lease tenants are responsible for all pest control except termites, which are the responsibility of the landlord.

In most cases tenants habits attracts ants. Leaving sweets out, many plants, and other food attracts foraging ants. You might just get an ant bait that the ants will use and take back to their queen. It is not too expensive and when you take it to the tenants show them how to use and tell them next time that they should be responsible for them. A little education will go a long way to eliminating your having to go back again for ants. --98.65.xxx.xx

I have a clause in my rental agreements making pest control up to the tenants. They can take care of this for probably less than $5.00 --208.189.xx.xx

Aunts love to eat, when the buffet is open they stay for refills, once the uncles come along to mutate then you have to sprinkle some boric acid under the cabinets and behind appliances, just a light dusting and then remind the tenant to clean the place in 2 or 3 days because you will be back to do another treatment. --76.241.xxx.x

Thanks for your help. I do not have anything in my leases about pest control, but from now on I absolutely will include it. --67.173.xx.xxx

If they don't have children or dogs then ant traps work well.

They are little plastic boxes with something in that the ants will take back to their nest.

Last year my slow tenant called me that she was having a problem and I went over and there was a small trail of ants heading for her closet.

In her closet were six or seven open bags of candy. The ants were in the bags and carrying away sugar with them.

I got her to put the candy into sealable bags and put it in the fridge.

Then I sprayed where the ants were coming out and that was the end of it.

Sometimes ants just travel from one place to another through an apartment. That happened to me in one upscale place where I lived.

The tenant has to check to see if they have dropped something either fatty or sweet where the ants are heading and clean it up.

It helps you as a landlord to make the gesture of buying some ant traps and taking them over. --76.99.xxx.xx
