State Specific Question About: MARYLAND (MD)
My tenants lease will be up August 1, 2010, and I do not wish to renew their lease for different reasons. May I just send them a letter stating that their lease will not
be renewed as of that date? Is it necessary to have reasons why I wish to do that?
Sincerely,
Victoria Barkley --67.142.xxx.xx |

It depends on what your state will allow. Here in NJ we can't do that and the lease goes to month to month.
We can only evict here for cause such as late payment or lease violation.
Here, ending a lease is considered eviction and not allowed unless the landlord wants to live in the apartment.
Check with your town's housing office or an attorney or wait until someone from your state posts here with an answer. --76.99.xxx.xx |

It depends on the laws of your state. Research them here on this site. In Nevada, you may just end the lease and/or month to month must be given 30 days notice. Again, check with your laws. --74.45.xx.xxx |

Victoria,
You should be fine in giving the notice and no you do not have to give a reason. I read your attorney generals site and it reads pretty clearly that you only have to have cause if you are trying to terminate a lease early.

Dave if she raises the rent by $200 and can't get that rent from the next tenant then she could get in trouble fair housing. Just send them notice 60 Days in advance. --98.196.x.xxx |
