State Specific Question About: Oregon

I have tenents who've been with me for eight years now. They've been very good. The rent has always been paid on time. They're a retired couple. the rental is a 2-bdrm/2-bath w/firplce condo that I've purposely kept the rental price down on. The place rents for $800/mo. I have a negative cash flow of $105/mo.since the new escrow and HOA fee increase. Last yr the neg cash flow was $60mo. I'd like to raise the rent by $15-40 a month.I don't want to risk losing the tenents though.Last years increase was $15/mo.

What is the best way for me for me to do this? The lease year ended April 30. I have yet to get the new lease sgreement to them. Thank you. --76.115.xxx.xxx

i would try to keep it under market a bit.their payment record is outstanding.just tell them that bcs of increasing costs its necessary to raise rent to xx and i hope u stay at xxx address.im assuming after raise u will be a bit under market bcs they will probabnly ck to a certain amount. congrats on having such a fine tenant. --208.58.x.xx
