I have tenants who are starting to worry about the increase in thefts in the area. They mentioned that they would like me to consider a security solution like ADT at home. ADT is pretty expensive and I was wondering if you all have a home monitoring service that is cheaper or an alarm/motion detector like system that you just buy and install without paying for monitoring services. Any feedback would be appreciated.

We had this on our personal home at one time then I got to thinking. All a burglar had to do was cut the phone line and it would never call the monitoring station. They could then break in and knock the siren off the wall and they had full run of the house for a long as they wanted. The only way to consider fixing this was a wireless system which is way expensive. The only real deterrent I see are the signs which you can get anywhere, fake and real.
Save your money or convince them to foot the bill. ADT will install a basic package for 99 but all of those considerations above are still valid --208.102.xx.xx |

Here in Los Angeles every person with an alarm system that is monitored must pay a annual fee to the city for a "police alarm permit", it's only $38. When an alarm goes off, the central station calls the home first to see if it's a false alarm. If no one answers then they will call the owner via their cell phone. Again if no answer or if home owner want the police to respond, then the central office will call the police on a back phone number. The Los Angeles police will answer these special lines within 20 minutes, then send out a police car within 3 to 9 hours. By then the thief has pawned your items and used the procees to shoot up on drugs or get loaded on beer. --98.119.xxx.xx |

Another consideration about an ADT-like system is that once they reach it and disable it, that's it. No notification. No siren. There is a delay to let the homeowner/renter disarm it upon entry and if they disable it in that time period it will never alarm.
You would need a real alarm system which has a second box hidden in the basement or a closet that they would have to search for. That is the sending unit.
With so many renters not even having a land line now it makes sense to go with a cell phone connection from the start. It does cost more for the unit to have its own cell phone.
Had a tenant who had all this. Had a break-in a week after an an attempted break-in. The burglars had all the time they needed. Tenant didn't set the system. Neighbors saw them go in, gave the police the wrong address. They couldn't get out the door so were trapped inside. Police went around the block looking for the address and they made their escape.
The system was tested and worked fine.
Would like your opinion on whether the losses were the tenants fault or not given the attempted break in the week before. There is more to the story, but this tenant might as well as put out a sign advertising stupidity and vulnerability as well as what they owned.

lasershield.net can be put in and taken with them with no damage to walls from what i hear.u can etch an id number on valuable belongings and put "operation id "stickers on front door.police will loan u an engraver.maybe have them get a dog tho i usually dont acceopt dogs.the taliban uses dogs to alert therm to our marines approaching before dawn.works well im afraid.would work for thr tenants too.get a motion detector light for cars in back.if someone approaches at night the light goes on.works in my hood.have tenant get a house sitter when they go away.he will get mail etc and keep it "lived in".works for us.have a neighborhood group who will call cops if any glass is broken.etc. --208.58.x.xx |

Alarms are the tenants problem. Most people with alarms never set them anyway, statistics show.
As far as I know, if you cut a monitored phone line (when the system is activated) it should trigger an audible alarm. You should have at least two sirens, one inside & one outside w/ a stobe. The inside siren is DEAFENING. I install the sirens outside in the vented soffit, where it is not seen, but heard. I let them see the red strobe with the alarm plaquards on the lawn & lower windows. I put in alarms on my new spec homes for during & after construction as they are sitting ducks. --76.6.xx.x |

Stephanie, we have friends in the security system business that are located north of Richmond, and do jobs all over Virginia, DC, and Maryland. They also have a contract with one of our tenants in a single family home.

Richard worked for ADT until starting this business more than twenty years ago. (He hated ADT.) AAE can be reached at 800.435.3750.
