It seems that Louisiana (which has very different laws than the other states, because of its history as a French colony -- whereas the rest of the States' laws derive from British Common Law) does not recognize "land contracts" as such, and has this "bond for deed" as the functional equivalent.

I doubt anyone on this forum can explain the differences and the pluses and minuses (assuming that Maine -- which also has some French history! -- uses these). I'll wait to see if a learned discourse proves me wrong!! Any LA atty's on here?

Stay away from danger! A British couple bought a dream chateau with 9 BR, 8 BA on 40 acres. Ramshackle 13th century, 250 k pounds. through an agent, after some going back and forth, "highest and best" and such. Then one day a man is on their property, claiming he submitted an earlier offer and this is his property. ** FF a few years. the highest court ruled and now that other guy as the owner never paid one Euro (and claims he has no money to pay). So - - I'll stay clear of French laws and real estate practices! Merde! --118.174.xx.xxx
