State Specific Question About: MARYLAND (MD)

My tenant left on the expiration day of his lease; however, he left quite a bit of stuff behind in the garage. He and I have had a bad relationship. I took him to court and FINALLY got legal possession of the property. I immediately changed the locks and he tried to get back inside. He was behind on his rent (3 months)and caused quite a bit of damage to the property, totalling $7000. Now he's emailing me left and right to get his stuff he left behind. I threw it away. There were items left in the garage ? !!Does he have proof of this ? Its a tough one - I certainly wouldn't say I throw it out !

You wouldn't want to replace his priceless treasures that where in there - if he where to win in court.

It has been my experence that poeple can sue for ANYTHING !

If you have legal possession of the property than you have legal possession of the exterior and interior.And what left now become your property IE:Trash etc.What he should be emailing you about is paying back rent he owe. --74.251.xxx.xxx

You could and should put it in storage, and it can be released when he pay for the storage and the money and time you have invested putting it there for him.

My concern is an ongoing vend*tta (think the LL who had windows busted). He would face a counter suit for the judgment you obtained, right? You do have a judgment?

You have suffered so much - 3 months, $ 7,000 and it's not over. Now you can use the opportunity and analyze where you went wrong. At the screening stage? Called previous LLs (out of XXX tenants, I remember just 1 reference request - go figure).

Next time: serve the Pay or Quit notice asap - you might as well benefit from the d*saster! And learn about collections. You may never recoup anything but learn a lot. --125.25.xx.xx

What was left out of this was that I filed a Trespass Order, which eventually got dismissed after the judge ruled the case was Landlord Tenant.

Prior to that the first judge ORDERED the tenant to get his stuff, giving him not one, but TWO days to do so. He NEVER showed up!! Now he is sending me emails to which I simply ignore. DOES HE HAVE A RIGHT TO HARASS ME NOW??????????

Again, he owes me $7000. --64.12.xxx.xx
