State Specific Question About: NEW JERSEY (NJ)
My tenets lease is up May 30th. A year ago they stated they may stay through the summer. I have not heard from them regarding move out date. What is my obligation? I know NJ converts to a month to month, but confused as to how this works.Do I send out letter asking intentions of tenets? Exactly what do I say. Does tenet need to give 60 day notice if honoring the May 30th date. Usually I know what the tenets are doing and have not crossed this path until now. Tenets have been with me 2 years and are getting ready to graduate Law school. They have been responsible tenets. --67.82.xxx.xxx |

My standard practice may or may not work in NJ...but here it is..
50 days before the end of my lease, I send an addendum to offer a renewal if I want to renew...giving them 10 days to reply.
if they do not reply within the deadline, i send a second letter rescinding the offer to renew...as well as notice that I will expect them to vacate at the end of the lease term..
usually, this gooses em to either sign..if not..so be it...end of story...

I would send a letter to them just stating that "As a reminder: On May 30th your lease will convert to Month to Month..." and then put in your lease terms, on the termination of a month to month. If they do not respond I would take it they are staying, hang tight, collect your rent and dont worry about it.. --12.54.xxx.x |

Send your letter now reminding them of the anniversary of the lease - thank then for thier tenancy - ask thier intentions - if they want to say stay gr8 advise them in writing that the tenenacy is now considered month to month but the conditions/terms of thier lease ( no pets,rent on first,etc. ) remain unchanged. --70.21.xxx.xx |
