State Specific Question About: KENTUCKY (KY)

I can't locate my tenant.Her rent is due. Her rental unit is next door to where I live and I haven't seen her in a week. This evening,we saw a gentleman come to her unit and picked up a bed.When we asked him if she was moving he told us he was trading beds with her ( yeah, right!)we asked where she was and he said he hadn't seen her. When can I sue her for abandonment? Thanks....Rosemary

You can't sue her for abandonment. You can reclaim the apt if it's abandoned and you can sue her for any rent and damages . --70.250.xxx.xxx

Many state laws about abandonment can be found on the link above...but good golly, I clicked on KY Laws...and found it was mind boggling with those KY regs...

ASAP: Make an emergency inspection of the home during broad daylight and normal business hours. She is possibly long gone. If so, clean it and re-rent.

When was the rent due? That was your first clue she was leaving. Call her emergency contacts listed on her application.

If you are not sure she is out, post an Abandoned Property notice on her door stating any items remaining after 24 hours will be disposed.
