State Specific Question About: MISSOURI (MO)
Anyone know where to get a good contract 4 deed. Putting $1000 down and when they get the tax rebate they will put another $4000 down. Need a balloon they will be refinancing at a bank in 2 years. Has anyone dealt with this type of contract. --75.87.xx.xxx |

I always was advised to steer clear of using a contract for deed in Missouri, so I don't have any personal experience.
You need to begin by verifying the circumstances under which a contract for deed would qualify for a tax rebate. It is not obvious to me that it would.

This sounds like a scam, you want to collect about 8-10000 down cause you will lose this much waiting for foreclosure action when you discover they can not be evicted as just renters who did not pay - just like the deposit feeds our eviction court, this deposit will make you house payment when they dont and you would be unable to make mortgage payments yourself ruining your own credit. --76.241.xxx.xxx |

I would do a lease option and not a contract for deed. And I would get an attorney to draw up the lease option so it clearly states what the prospective buyer is to do, when and if they do not perform how to get them out asap. --74.42.xxx.xx |
