State Specific Question About: WISCONSIN (WI)

vowed i'd never go here again but here i am.. isn't it a fed law that you can't refuse sect 8 if you have a certain amt of units and are not owner occupied? --67.184.xxx.xxx

only in some states. It's not a Federal law. --70.22.xxx.xx

In NJ people can not be refused based on how they get their money to pay the rent if it is legitimate.

The only way here is to not offer a year lease. Someone mentioned here that Section 8 requires a year lease and not month to month.

Try telling them that you are not qualified to accept Section 8 because you are not offering a year lease at that property due to whatever, make it up. --76.99.xxx.xx

cb(WI) Do NOT go there again. Currently the property you are advertizing is not approved for Sec8--right? If it has not been inspected BY the Sec-8 inspecters, then it is NOT APPROVED FOR SEC-8! You are NOT denying on the basis of 'source of income.' YOU are actually not denying them at all--you are just telling them your property is not in that program--and it is not approved by Sec-8 for their clients. It is actually the Sec-8 program who is 'denying them' because they have not approved your property for their program.

Just never get inspected and you will never be approved. It shifts the emphasis OFF the 'source of income' and shifts it to the property's qualification. Your property has not qualified for that program. End of story. --137.242.x.xx

My favorite is leave up one cracked switch plate. Failed inspection.

We just had one fail die to missing light bulbs. --69.243.xxx.xx

leave a battery out of the smoke detector. I don't understand why folks get so worked up about 'having to take' Section 8 when failing the inspection is so easy. --173.79.xx.x
