State Specific Question About: CONNECTICUT (CT)

I recently had a tenant move in to my rental property on March 14th. I have a signed lease under which the tenant is obligated to make monthly rental payments for 12 months. The tenant was placed with me through a realtor, who worked off a commission equal to one month's rent. In addition, the tenant paid a security deposit (equal to one month's rent) and a pro-rated (1/2 month's rent) amount to account for March's rent.

On March 19th, my tenant called asking to break the lease on account of his health. My tenant is 70 years old and claims that the stairs are a bit cumbersome for him and that he would like to break the lease, immediately.

Having only been a landlord for a week, I'm not sure how to proceed with such a request. I was hoping that someone could offer me some advise.

I think I would be studying state and local laws, you did not pay the realtor the fees you described right? It is customary for placement service to get one month rent, however maintenance contracts can chew you up if you allow them to. --76.241.xxx.xxx

The tenant has to pay rent until you find a new tenant for the property.

The realtor found you a tenant so I suspect they get to keep the payment. Ask them if they will find you someone else quickly for no fee or a reduced fee since they did not screen this tenant properly to make sure the place was right for the tenant. --76.99.xxx.xx

what floor is he on?im about his age .i think first or second floor shouldnt be a big problem generally but higher might be.i would let him break it in summer with no penalty.maybe leave june first or so.stuff happens.i know goig to the third floor in my bldg bothered me.i try not to go more than necessary and take it slow.tough to get old. --208.58.x.xx
