State Specific Question About: MARYLAND (MD)

I took my non-rent paying tenant to court. I was awarded a judgement and repossession of the property. My tenant's lease expired on March 7th and she moved out on that date.

When I went to the property the following day, I was met with an alarm system and changed locks, an a broken sewage system, which cost me $1400 to repair (This was the second time, as it was done deliberately)!

Also, she trashed the place and left things, i.e., vacuum cleaner, AVTs, clothes, lawn mower, and a lot of TRASH!!!

Later her brother shows up with a U-Haul truck ready to continue moving!!! Does HE or SHE have a right to this property???

I would appreciate your thoughts. I'm awaiting word from my attorney and the sheriff's office. --159.142.xxx.x

Make a appointment have a document ready that it's all or nothing. That if anything is left you have the right to trash it and charge for the trash removal. If they leave a large amount of junk I would hire a trash hauling service and get the junk out of there. Then take them to small claims court to sue for the additional damage that was caused and the trash hauling.

In MD you don't have a lock out? We do in CA so the changed locks and alarm system would be dealt with at that point.

You have court legal possession. She does not.

NO rights a f t e r the lock out was performed officially - but then I'm not sure about the junk. It usually gets taken "to the curb".

I would go back to court and sue for vandalism.

AFTER an eviction, I would not tolerate evictees on my property! check with the court if there is a restraining clause. --125.25.xxx.xx
