I hate to be the cynic here but tenants can break a lease anytime or for whatever reason they feel like it.
The real question here is: Are you going to spend the Time and Money pursuing this 'lease breaking tenant' in a court of law? Even if you win a judgement, the odds of you ever collecting a dime is remote. --76.18.xxx.xxx |

Tenants can LEAVE anytime, but that does not end their financial obligation.
While courts usually limit the extent of tenant obligation (by imposing mitigating obligations on LL) it is rare that there is no accounting in court for LL damages in such cases.
Of course, if you take non-collectible tenants, you will get what is to be expected.

Why ISN'T there someplace where Landlords could report delinquent tenants? Imagine , with proof, of course, being able to report late payments and/or damage that tenants do. A sort of Landlord Only Club where for a fee, you could submit such information. And for a fee and a passcode, you could search & retrieve negative info. Once a prospect applies, the LL only needs to look for that name. And if it's in this imaginary databank, then, whammo! --68.225.xx.xx |
