State Specific Question About: ARIZONA (AZ)
I had commercial property with one tenant (restaurant)
As today Mar-07-2010, they still don't pay rent for Feb-2010 and the rent is due on 5Th. every month.
What do you recommend? Do I need send him an Notice Of Default or Notice of pay or quit? Where Can I get these forms?
Thanks.

Rules for commercial properties are very different from residential. With commercial it is all about what both of you agreed to in your lease. You need to read your lease to figure out what your next step should be. --24.6.xxx.xxx |

The First thing I'd do is pay them a visit and tell them You want your money. Go during Lunch or Dinner rush and make a scene they might pay you just to get rid of you . --69.155.xx.xxx |

And if your lease does not address non-payment of rent or eviction then you would need to contact an attorney. --24.6.xxx.xxx |

I would have an eviction law firm do the serving. It carries a message while you messing about with a form and doing your own serving tells the tenant you are inexperienced and they may continue to take advantage.
At least use a process server!
No communication from them? Why wait so long? Who guarantees the rent, or is it all a LLC? --125.27.xx.xxx |
