Definitely hire a Realtor. I'm biased because I'm a Realtor but let me explain why. They do more than just drive people around. They have experience selling, positioning and marketing your home and they also know how to negotiate on your behalf and know how to protect you from litigation or protect you from getting taken. All of this is worth the price of admission.

Ask yourself this, if you were going to do something legal that resulted in a transfer of money similar to what your house is worth, would you get the advice from a lawyer or would you just go to legalzoom website and download a standard file hoping it was applicable to your situation?

While you save money on commission going FSBO, I bet it will take you longer to sell your house and you'll probably get less for it. This is a buyer's market right now and you need an expert in your corner. If the market was a seller's market, I may say try it and see what happens, but that's simply not the case. Selling season starts in April so you don't want to miss out. --66.137.xxx.xxx

I have never done a FSBO. The agent is paid very little for the work he/she does. And I am VERY hands on, leaving relatively little for the agent.

Do you know enough to sell without an agent? Can you get it listed on your local MLS? Do you know all of the rules that apply (tempered glass, water heater strapping, low flow showers and toilet certification, just to name a few)? Does your rolodex include the names of termite inspectors?

How much do you think you will sell for? Figure out the commission involved and think about how litle that really is!

I have never worked as a realtor. I've just sold and bought, alwys with an agent!

When I want to sell a house fast, I offer it for sale by owner and carry all of the financing, with a 15% downpayment. If I want all cash out, then I list it with a Broker/Agent. --98.119.xxx.xx

I've done FSBO by selling to an existing tenant, but if I were trying to actively SELL my property, no way would I do it myself. But finding the right agent - ah therein lies the key. Normally the seller pays the commission, so a buyer hopes a FSBO is cheaper.

Just the small print, the contracts - not sure how you can get all that. But then 5-6% is high as commission.

When I was desperate to sell a SFH (as part of divorce), I offered 10% and didn't regret that. It's wise to weigh the advantage of a quick sale - leave something for the buyer's agent as well, if there is any 2nd agent involved. The alternative might be your house sitting there for half a year :X

My realtor was an old guy 10 years ago when we first met him to purchase our residence when my husband got out of the Army. He knew all the fine print and all the little ways to get something done, or write it up to save the buyer money. When the seller refused to go lower than a certain figure, he volunteered to take less commission rather than lose us the sale. (I paid him back when I found that out.)

I bought 4 of my 6 rentals with his help and he arranged for inspections, ferried documents between locations, and accompanied me to closings. He came out of retirement to help me buy my last property, and I would never cheat him out of being our realtor for the sale of my home. 5% is nothing--when I think that he is responsible in a large part of my RE business. --137.242.x.xx

According to statistics, FSBOs get less money for the houses they sell then they would have if they used a Realtor & paid the commission. It also takes long to sell the houses. Also almost 70% of FSBO eventually hire a realtor after lots of hassle trying to sell the property. --173.79.xx.xxx

It depends. I sold my last residence using a discounted real estate agent. 1% commission. Allowed me to price more aggressively and retain similar proceeds. Also got me MLS exposure, etc.

BUT I was an expert in my area (pricewise) and my dad is a lawyer well versed in contracts. The house sold day 1. At full price. Too many FSBO people are greedy and don't know the comps or how their property compares to the comps.

If you have enough expertise to sell properly via FSBO it can be advantageous. If not use a good agent. The fact that you are asking suggests that perhaps the guidance of a good agent be advisable.

I will say too that I use agents on all rental buy/sell/lease transactions. I'm very loyal there. --166.137.xxx.xxx
