Shawn,
You need to be approached first by a person who has a Section 8 Voucher. If you run an ad in your local newspaper advertising your rental and at the bottom of the ad it says "Section 8 Welcome", you will get calls from people on Section 8. When you speak to them, ask them if they have a 1,2,3 or 4 bedroom voucher. If you have a 3 bedroom rental and they need to have at least a 3 bedroom voucher.
The Section 8 applicant will give you a Section 8 Landlord form to fill out. Usually within 24-48 hours, the local HUD / Section 8 admistrator will be calliing you to set up an inpection for your rental.
This information will get you started. It is not complicated but there is some red tape in the beginning. Also, you need to screen the Section 8 applicants just like you would any other applicants. --76.18.xxx.xxx |

I have never tried Sec 8. Many have tried and hated it, many do it and make good money at it.

Call the housing authority office that handles Sec8 for your area. Locally, we have Sec8 for city and a separate office that handles outside city limits.
One office has a list they give the tenants. Usually the tenants will call and ask if you accept Sec8. Then the house must pass a rigorous inspection. Add down time for delays.
Sec8 is not for newbies nor the fainthearted. No matter what anyone tells you, even the Sec8 manager, it is NOT guaranteed money. Tenants can lose their $ support in a moment, then you have to evict.
Our Sec8 houses each cost $400 more per year to meet Sec8 inspections.
There are 5 people to keep happy:
tenant
case worker
inspector
inspector's boss when the do a re-inspect

Shawn--no you do not want to get on Sec-8!
1) Your tenants will be the WORST in the city--people who have proved that they cannot get their act together--from arrogant and demanding to lazy freeloaders, with the worst judgement and the most 'baggage.'
2) You will be forced to deal with one of the worst run programs in government history, where the norm is to not answer telephone calls, not return calls that manage to get answered, where they will lose your paperwork, protect their 'clients' and cut off your payment.
3) You will be going into partnership with a WAY MORE powerful partner who will tell you who to rent to, what you can charge, how much you will get, what improvements you will make--at your cost, and then help the tenant with free legal aid against you.
4) The Sec-8 program is for properties in the 'hood, where reasonably good tenants will not live and the way you will get rent is if the worst people are put in there by the worst agency.
