Had my first meeting with a mold scared applicant this week. He was living in a motel and I asked why. He had to leave his home because it was filled with mold. I said to him "this showing is over. Mold is a mess. Had a tenant for all of 17 days who decided his breathing problems were caused by my mold. Cost a ton to prove I didn't have mold in a 2 year old building. The guy's problems were caused by a family history of asthma and obesity. Even his doctors never found any mold in all their tests. But I lost 4 months of rent, the money spent on testing and on attorneys.

Since the susceptibility of individuals can vary greatly either because of the amount or type of mold, sampling and culturing are not reliable in determining your health risk. Furthermore, reliable sampling for mold can be expensive, and government standards for judging what is and what is not an acceptable or tolerable quantity of mold have not been established.

Have a unit with mold smell that was bothering the tenant making them sick. I said they could move out as soon as they got a new place and receive refund of the full deposit. Happy clause. I am not yet sure what caused the mold, but suspect a plumbing leak. The previous owners have left me a world of hidden sins to find and fix. Good times.
