Radiator burst. Insurance says they don't cover the plumbing. Only cover damages to property - water damage caused by the burst pipe. But not the pipe itself. Question: my radiators were cast iron which is expensive to replace. These radiators were a selling point on this property. How can I represent to insurance that this is not regular plumbing expense, if I don't replace w/ cast iron, it's a loss of property value.

In my area you can get radiators almost for free from persons replacing a boiler with FAG. Some owners have to pay a high price to get someone to take them away. Try checking out Craigslist, etc. to see if you can find one for a low price. --205.188.xxx.xx |

I had an insurance claim where a POS alcoholic plumber tenant went to the boiler of my 12 unit and bypassed the auto fill vale when the boiler was turned off and did major damage to the piping and the building. My ins did not seem like they would even entertain a clain on any part of this.
I hired a public adjuster, they took a cut but they knew how to push a claim through. I would recommend going this route right away in your case. I used metro public adjusting and they were great and did a great job for my claim. They were kind of expensive at 30 or 35%, but maybe if I ever need them again I can negotiate a lower %. I think other adjusters can be lower, but I can say metro got me 3 or 3 times more than I thought I could get. I ended up using myself and a cheap handyman and fixing it myself. --98.111.xxx.xxx |

You always have the right to hire an independent adjuster as Jason did, however for a claim such as yours it's probably not worth giving the adjuster 30% of the claim value.
Most policies state that the appliance, pipe, or plumbing which causes damage is not covered under the policy - only the damage that the escaping water or steam cause. It is rather difficult to get insurance companies to budge on this wording in your policy. --99.4.xxx.xxx |

Unscrew the connecting threaded rods and repack the round ports with graphite rope, tighten up and you get 50 more years - learn to maintain your places, anytime you see a rust stain it is coming from a leak, in the off-season you can repack the whole place one at a time and sleep well the next 49 years. --76.241.xxx.xx |
