HUD states 70F unless the area is in distress meaning deep freeze - get a second t-stat in the return air box set to 72 and you will survive a health inspection for bad furnace. --76.241.xxx.xx

I set the thermostat at 72 degrees and it is locked. The problem you will have is if the tenant is cold they will get there own electric heater. If you are paying the elctric this could be a problem. --12.36.xxx.xx

Oh I did not see the lock box, when the tenant sees this they put a fan there drawing air from the window - do not waste the time with this - either a landlord t-sts with undetectable lock on high set-point or put one in the return box, they can take the t-stat off and hold the wires but it stops at 72 - period. --76.241.xxx.xx

Electronic boiler controls will reduce the overall heating hot water temperature. Have the control set for 10C or 50F on the outside temperature so when the outside goes above the setting the heating and heating circulation pump shut down. There is no turn off date or turn on date but the outside temperature turns the heating on or off. In the spring and fall there is considerable saving in natural gas, electricity along with less wear and tear on the heating equipment. The indoor temperature according to the town rules is 21C or 70F regardless of the outside temperature or time of day. Often in the spring and fall the heating will go off during the day but come on at night. Using a tekmar electronic boiler control to control both high efficiency gas boilers, domestic hot water temperature in the indirect hot water tank and inside temperature. Using high efficiency condensing gas boilers which fire according load. On a warmer day or night one boiler fires continously at a lower rater. The boilers are rated at over 90 per cent efficiency. There is a outside sensor which connects to the boiler which will determine the boiler operating temperature. i helped a friend out by staying in my apt. until he was to move to florida due to his house being flipped; waited several months for him to move in while rearranging all my belongings; packing & moving furniture to accommodate said friend; wrote up a lease agreement & he never signed outlining stipulations; etc. rent amount; incl. heat; hot water & electricity his real estate agent came up with; told he was to pay 1st; last & security out of the sale of his house in escrow from real estate agent; was told to vacate his house for hazard reasons abruptly & came into my apt. on 9/5/12 w/1/2 month's rent which was not fair to me as previously mentioned above....came w/cat & is now throwing up all over carpet downstairs & peeing upstairs in bathroom and kitchen tile floor; i am constantly washing; & noticed the rug downstairs in his apt. was filthy w/ashes knocked over by cat w/his cat puke & just left their by the friend who does not believe in getting up & cleaning it up....he told me he was going to shampoo the rug when he arrived & i knew this was not to be true but now it needs a good cleaning....temps has been above average from Sept. thru Jan. w/this week being the coldest & he has run the thermostat all day long & saw the windows were wide open w/the heat running while he was out when it was in the 50's....asked him to kindly turn down the heat during the day; and not misuse & abuse heat....because we are in for some real cold temps which we are now currently seeing....told me i had more $ than he did & that i was receiving help....did not go over 2 well w/me....this is not the relevant....telling me he knows the law and will talk to his lawyer and has medical conditions.....told him i could put a lockbox on it & he said he is the tenant and he has rights.....all along his game plan was to stay here w/no 1st last & security & no lease so he could move to florida & the arrangement was to be on a business level because i knew how it would not go well having a friendship rental.....& he proved just that by his reckless behavior w/cat and heat & intruding on my privacy issues.....i understand he is a tenant at will and i can serve him a notice to quit w/in 30 days as he stated to me he was leaving by March 1st as his sister reiterated the discussion i had w/her and she told me i mentioned it to her...now he wants to stay till april cuz of things he has to get together down in florida w/his cousin & his real estate agent helping him out....also he is responsible to have placed cleaned and rug shampooed before he vacates premises...& is so lazy and procrastinates & needs more time...i've revolved; rearranged my life for the last 2 yrs. to accommodate friend & all he does is lie to me & tell me different stories about the oil gage & the temp. is so hot it is rising upstairs & constantly running oil....i cannot trust him as he makes up excuses and lies all the time....what should i do...draw up a notice to quit; have a constable serve said paper legally instead of verbally w/in 30 day period by LAW..or let him run the show like he thought he was going to & stay another month & maybe then another month????? what to do ????? please advice as i do not want to incur anymore hardship but PEACE OF MIND....at this current time in my LIFE......thank you for your assistance in this matter.
