Only in a rent controlled jurisdiction is there a limit on how the rent can increased per year which is set by the government. Government owned rental units here are exempt from rent control. If the rent is increased too much then the tenant will move out. If the rent is close to market level of rent that means what the competition is renting out a identical rental unit then one is limited by the market rent. Start to compare identical rental units before increasing the rent. In rent controlled jurisdictions there is a very low vacancy rate or no vacancy rate at all which means the rent is being increased every year to maximum rate set by the government. Vacancies will cost as the apartment must often be cleaned and repainted. Plus the cost of advertising along with waiting for a qualified tenant who will pay the rent. --216.110.xxx.xxx
