State Specific Question About: VIRGINIA (VA)
Does anyone know if VA. has any stipulations regarding Pet Deposits, i.e. dollar amounts, refundable vs. non-refundable, etc..
I could not find any referrence addressing this in the online VARTLA, but may just have overlooked it. I'm not looking to take advantage of perspective Tenants, just want to ensure I have adequate security against pet damages.

Mike, If you need to know the VA Landlord/tenant Laws, go up to the top of this page and click on Landlord/Tenant State Laws in blue print. Choose VA, and print yourself the whole set of rental housing laws. Put them in a 3-ring binder on your desk. --137.242.x.xx |

You want this to be a pet fee, in case the tenant wants something back, deposits can come back. And be concerned about what animals your tenant can have in your city, many areas are now requiring pens with a roof - you do not want the expense of taking this out and your tenant may not want to put it in, time to change to a smaller pet. --66.72.xxx.xx |

Yes, I shd have added that I take a one-time $350 non-refundible pet FEE, not deposit(because deposits need to be accounted for and partially returned). I also make them sign a sep pet agreement. I have to meet the pet, gage its temperment, and also gage the how the family views the pet. It must be as a family member, not a live toy or a securtiy measure. It has to have all shots and obey its masters voice/commands. --137.242.x.xx |
