depends on the wording of the lease - is there any clause to allow early termination under certain circumstances and if so, is there a penalty?

If not, the answer is NO

however, if it will create a terrible situation, I would ask them to clean up the house, make it showable, and allow them to move AFTER you find a new tenant - and charge them one month's rent for your trouble.

Better than having an angry, TIRED tenant who might damage property and not care about it. They will be more cooperative if you work with them.
