State Specific Question About: NORTH CAROLINA (NC) Just wondering 'legally' if I need to have 'both' lessors initial the bottom left of each lease page? Is it legally viable to just have one of the leaseholders sign/initial or does every document have to be signed and/or initialed by both leaseholders? (I'm not talking about leasholder and permitted occupant, just both leaseholders)...Thanks!

To the best of my knowledge, you do not have to initial any of the pages for the contract to be binding.

Initialling each page merely helps establish what pages were part of the actual written contract when it was signed. It is difficult to argue that page 3 has been switched with a different page 3 if it has everyone's nitials on it.

However, there are certain clauses that might need to be initialed to be binding. Something like a waiver of the right to a jury trial, or an agreement to arbitration or attorneys' fee provisions -- sometimes these are not effective without being initialed by the party to be bound by them.

Please note: Lessor = Landlord. Tenant is the LessEE, not the LessOR.
